On behalf of Threadneedle Portfolio Services Limited, we successfully obtained planning permission for a new Tim Hortons at a retail park in Selby.

Client: Threadneedle Portfolio Services Limited

Size: 0.14ha

LPA: Selby District Council

Sectors: Retail & Leisure
Expertise: Change of Use, Planning Applications, Post-Planning Advice

The proposal involved the remodelling and partial demolition of a vacant former restaurant to accommodate a mixed- use restaurant and drive thru.

The planning argument for the remodelling was based around substantial regeneration benefits for the local area as well as employment opportunities and improvements to the public realm.

The design of the building was also shaped around the existing foundations and materials to make efficient use of the existing fabric and encourage sustainable modes of redevelopment.

Planning permission was obtained under delegated powers through collaborative and proactive approach and engagement with the local planning authority.
