P&DG were instructed by Threadneedle Portfolio Services to prepare an application that would permit mixed A1/A3 use at 7 The Parade, Canterbury, the city’s main shopping street.

Client: Threadneedle Portfolio Services Ltd

Size: 84 sq meters

LPA: Canterbury City Council

Sectors: Retail & Leisure
Expertise: Change of Use, Planning Applications, Retail

Recognising the struggle operators have faced in British high streets throughout 2020, P&DG proposed the mixed A1/A3 that would permit the future operator to trade as both a shop and a café/restaurant. This is notably different to a “duel” mixed use, which would permit one use or the other under permitted development rights.

Understanding the struggles with viability, P&DG can offer the best planning strategies to utilise the optimum use of space for commercial units.

Canterbury City Council granted permission for the proposal within the 8-week statutory period.
