On behalf of our client, St Modwen, P&DG collated, prepared, submitted and project managed outline application across two sites to the south of Eastwood adjacent to the A610 for 190 dwellings.

Client: St Modwen PLC

Size: 8 hectares, 190 dwellings (residential)

LPA: Broxtowe Borough Council

Expertise: Planning Applications, Project Management and Coordination, Strategic Planning

P&DG prepared the supporting planning evidence, undertook Public Consultation and Exhibitions and presented the case to the Planners. Newmanleys Road, Eastwood was the site of a former car seating factory, which itself sat on the site of former railway sidings on the edge of a large refuse tip.

The tip was historic and subject to local concern regarding contamination. Key to unlocking the site was demonstrating to local members that a gas vent trench between the tip and the site would provide a safe and effective barrier to risk. Through careful explanation and presentation of evidence we were able to unlock the site’s potential for our client. As well as a tip, other neighbours included a chicken processing factory and a former king cobra sanctuary!

Following the grant of outline planning permission, the site was sold to Persimmon Homes. P&DG were asked to submit and manage the subsequent reserved matters applications. Subsequent reserved matters applications have been submitted and approved and the site is now well underway and selling successfully.
