Initially identified as an opportunity site through an estate-wide review, the site was promoted through the Local Plan process, securing regeneration priority status for the local area and a subsequent allocation for 650 dwellings.

An outline application, though recommended for approval, was initially refused against a backdrop of vocal, local opposition. The LPA ultimately resolved not to oppose the subsequent appeal, which was upheld, and outline permission granted.

P&DG managed the multi-disciplinary team on this deceivingly complex ‘greenfield’ site, revealing evidence of multiple eras of mining, Derbyshire’s earliest recorded ‘railway’ and pre-historic settlement. Addressing multiple deprivation in the former mining community, the regeneration-focussed scheme will dramatically improve local housing choice, provide extensive green spaces, an enlarged community garden and a new local centre.

Representing a significant uplift in land value from the previous agricultural use, the project demonstrates the value of strategic assessment of land assets, investment in Local Plan and stakeholder engagement and dogged determination through the development management process.
