This project all started with an Enforcement Officer telling the new landowner that he would have to restore the slab of a former brickworks back to agricultural land.

Client: QPI Ltd

Size: 8 hectares, 190 dwellings (residential)

LPA: North West, Leicestershire

Expertise: Enforcement, Urban Design, Visualisation

A few years later, after forensic enforcement research, local plan promotion, case law reviews, community engagement, master planning and sustained persuasive argument to the planning authority based on sustainable delivery, P&DG achieved planning permission for 6,800 sq m of B1, B2 and B8 floorspace at Heather, near Coalville.

The planning permission secured and provided hundreds of local jobs, while regenerating a brownfield site. Perseverance and negotiation with the Local Authority was key to the success of the application.

This project is an example of utilising the whole toolkit of planning experience from negotiation, to case law, to design, in order to deliver land value for our clients.

Following the grant of outline planning permission, P&DG has prepared a site wide Design Code which will be used to discharge conditions and set a framework for the quality of the development going forward.
